In today's market the big banks and government have looked to put less importance on the mortgage originator. This unfortunately puts the borrower at a great disadvantage as they don't have the right information and guidance to make the proper decisions. I consult my borrower on how to make decisions which will make sense now, and in the future. I like to break the mortage process into the following phases: pre-qualification, approval, closing and post-closing
In the pre-qualification phase, the goal is to determine what the borrower can afford and what makes sense on a monthly basis. During this phase, we look at options to improve the position of a borrower to ensure the best interest rates and terms. We also consider options such as USDA, FHA, VA, Conventional, Constructional to Permanent, and Renovation financing.
As we enter the approval phase, I work closely with the borrower, agents, and attorneys to ensure that the mortgage contingency dates are met, protecting the borrower from a potential loss of earnest money and the property.
Since much effort has gone into the pre-qualification and approval phases, the closings go smoothly with little drama. Once a client, always a client; after the closing I maintain regular contact with my borrowers. We also look to position the borrower for their next purchase which may be an upgrade, second home, or an investment property. Over my 30 years in the mortgage industry, I have provided excellent service to my borrowers and have been rewarded with referrals which are greatly appreciated.
